1. Identify the pavers, joints and existing finish
Ask for installation records, product names and any earlier sealing invoices. Record whether the area contains concrete pavers, clay units, natural stone or another material. Note loose units, low spots, missing joint material and visible coating changes separately. Cleaning does not correct a failed base or settle a compatibility question.
Belgard's sealing guidance distinguishes film-forming and non-film-forming finishes and warns that excessive reapplication can create haze. That is a reason to identify the existing finish before selecting another product. It is not evidence that every surface needs the same treatment.
If the owner cannot identify the coating, make compatibility assessment a decision before a firm sealing scope. Keep resetting pavers, repairing drainage and removing an incompatible coating outside routine cleaning unless separately inspected and priced.
2. Give every stage its own measured area
Draw a simple plan with named zones. In this example, a patio measures 20 by 24 feet and a connecting path measures 4 by 30 feet. Both are included in cleaning, joint renewal and sealing, after their suitability has been confirmed.
| Zone | Measured area | Stages included |
|---|---|---|
| Patio | 20 × 24 = 480 sq ft | Cleaning, joint renewal, sealing |
| Connecting path | 4 × 30 = 120 sq ft | Cleaning, joint renewal, sealing |
| Total physical area | 600 sq ft | 600 sq ft at each stage |
Three stages over 600 square feet do not create 1,800 square feet of property. Keep the same physical area attached to three different tasks. If only part of the joints needs renewal, map that part rather than silently charging the whole area. Steps, vertical faces, coping and adjacent concrete need explicit inclusion.
3. Build a purchase list from the selected system
Joint material quantity depends on the actual joints and the selected product. Sealer quantity depends on its specified coverage, the surface and the planned application. Obtain those inputs from current product documents and the supplier; do not borrow a universal bags-per-patio or gallons-per-square-foot rule.
Record the product, color or appearance, package size, calculated requirement and quantity you must purchase. Separate removing unsuitable joint material from placing replacement material. Those tasks can require different time allowances even though they occupy the same area.
Belgard's paver-sealing guidance also distinguishes preparation and drying from sealer application. Confirm the exact sequence and waiting requirements with the selected product manufacturers, particularly after joint work. Three priced stages need not mean three consecutive days. Use your own supplier quotations for the estimate.
4. Check a complete three-stage cost example
Assume 14 total labor hours: four for cleaning, five for joint work, three for sealing and two for setup and handling across the visits. These are teaching assumptions, not production rates. The six bags and three gallons below are invented purchase quantities, not coverage recommendations. All prices are hypothetical.
| Cost item | Assumption | Direct cost |
|---|---|---|
| Labor across all visits | 14 hours × $35 | $490 |
| Selected joint material | 6 bags × $40 | $240 |
| Selected sealer | 3 gallons × $60 | $180 |
| Cleaning products and consumables | Job allowance | $80 |
| Equipment and transport | All planned visits | $120 |
| Wastewater handling and disposal | Confirmed arrangement allowance | $60 |
| Total direct costs | $490 + $240 + $180 + $80 + $120 + $60 | $1,170 |
An illustrative selling price of $1,560 leaves $390 before overhead and other expenses: $1,560 minus $1,170. That is 25% of the selling price, not net profit. Taxes and additional fees are not modeled. Our markup and margin guide explains how to check that distinction.
Keep a separate cost for each stage internally, even if the customer chooses one package price. An omitted return trip or extra material purchase changes what the package leaves.
5. Resolve wastewater and the work sequence before booking
Show the crew's access route, furniture arrangements, drainage direction and where the work will stop. A path leading toward a street needs a site-specific wastewater plan; the drawing alone does not authorize discharge.
For work in Austin, Austin Water asks power-washing operators to confirm their disposal plan before starting. Its guidance distinguishes stormwater from conditional sanitary-sewer disposal. Confirm the responsible authority and permitted arrangement for the actual Texas address rather than treating one city's guidance as statewide permission.
Allocate labor, equipment and any transport for the confirmed plan. Use the water-supply planning guide for the separate supply question. Agree when the owner must keep each area available between stages and when the selected system can return to use.
6. Review the proposal as a stage-by-stage checklist
- Each zone has a measured area and named stages.
- The paver, joint material and existing finish have been identified or assigned a next step.
- Product compatibility and the requested appearance are confirmed.
- Preparation, joint removal, return visits and purchased quantities are priced.
- The wastewater arrangement and access responsibilities are recorded.
- Repairs, stripping, extra surfaces and reopening conditions are clearly addressed.
Explain which unresolved condition would require a revision, who will review it and which stage must wait. Use the scope-change guide when the inspection changes the package. Finish with the estimate checklist before sending.
Questions about a paver restoration estimate
Can I quote cleaning now and sealing later?
Yes. Define the cleaning result and its limits, then make sealing a separate decision after compatibility and surface condition are established. Avoid implying the first price includes every later preparation task.
Should joint sand and sealer use the same quantity calculation?
No. They cover related but different parts of the installation. Document joint dimensions and the joint product separately from surface area and sealer coverage. Price the actual packages required for each.
Does a hot Texas day guarantee the next stage can start?
No. Product requirements and actual surface conditions govern the work sequence. Shade, moisture and the earlier stage can affect readiness. Quote the planned visits and explain how unsuitable conditions change scheduling instead of promising an automatic same-day finish.
