1. Identify the deck surface before promising a treatment
Ask whether the deck is bare concrete, a cementitious overlay, pavers, stone or a coated surface. Request the product name and installation or maintenance records. A familiar color or texture is not enough to identify a finish. Record loose areas, cracks, worn patches and existing stains.
Mortex's care sheet names the specific Kool Deck and related surfaces it covers and distinguishes routine maintenance from specialist work on mineral deposits. It also advises against acid baths as a general-maintenance procedure for those surfaces. Do not transfer a treatment from that document to an unidentified coating.
Use the actual manufacturer's current guidance and a qualified provider's assessment to define the method. Keep resurfacing, crack repair, sealer removal and restoration outside an ordinary cleaning price unless inspected and quoted separately.
2. Measure the deck, not the pool enclosure footprint
For a simple example, the outer rectangle measures 36 by 28 feet. The combined pool-and-coping footprint measures 24 by 12 feet, taken to the outer edge of the coping, not the waterline. A separate fixed planting bed occupies another 8 by 5 feet. Both footprints are excluded from the cleaning quantity.
| Measured feature | Calculation | Area |
|---|---|---|
| Outer footprint | 36 × 28 | 1,008 sq ft |
| Pool plus excluded coping, measured to coping outer edge | 24 × 12 | −288 sq ft |
| Fixed planting bed deducted | 8 × 5 | −40 sq ft |
| Included walking surface | 1,008 − 288 − 40 | 680 sq ft |
Measure irregular decks in smaller shapes rather than forcing this formula onto every site. Identify coping, steps, vertical faces, drains and equipment pads separately. The example excludes coping treatment and the inside of the pool. Furniture occupies work space even when the surface beneath it remains in the measured scope.
3. Plan the pool boundary and wastewater route
Record the direction of the deck's slopes and the location of visible drains. Do not assume a deck drain leads to an approved disposal point or that cleaning water can enter the pool. Have the qualified cleaning provider and pool contact agree the protection and wastewater arrangements before committing to the visit.
For an Austin job, Austin Water's power-washing guidance requires operators to confirm the disposal arrangement before work. A customer-approved quote is not discharge permission. For another Texas location, check with the responsible local authority and wastewater provider.
Identify who removes furniture, restricts pool use, handles covers or equipment and confirms readiness afterward. Do not ask an untrained customer to improvise a pool-protection system. The water-supply guide addresses the separate question of where the cleaning water comes from.
4. Use an assessed sample area to define the result
Where the selected system calls for testing, allow time for a qualified provider to assess a small, representative area using the manufacturer's compatible method. Agree the location with the owner. The sample is a decision about the proposed treatment and appearance, not permission to try progressively harsher methods.
Record the initial condition, the method reference and the observed result. A shaded, worn edge may need a different assessment from the main walking area. Discuss marks that remain and distinguish ordinary cleaning from a separate restoration request.
If the surface identity or condition remains uncertain, price assessment first or leave the treatment unresolved. An honest limitation is more useful than guaranteeing a uniform new-looking deck. Keep any approved change in the scope-change record.
5. Cost the complete 680-square-foot visit
This hypothetical cost sheet assumes the material, method, access and disposal arrangements are already confirmed. It allows ten total labor hours for preparation, the agreed assessment, cleaning, wastewater handling and final cleanup. Those hours are a teaching assumption, not a production rate.
| Cost item | Calculation or allowance | Cost |
|---|---|---|
| Labor | 10 hours × $32 | $320 |
| Compatible products and consumables | Job allowance | $65 |
| Equipment allocation | Confirmed work plan | $85 |
| Wastewater handling and disposal | Job allowance | $60 |
| Transport | Allocated vehicle cost | $30 |
| Total direct costs | $320 + $65 + $85 + $60 + $30 | $560 |
At an illustrative $700 selling price, $140 remains before overhead and other expenses. That is 20% of the selling price, not net profit. The inputs are invented, with taxes and extra fees outside the example. Replace them with your own labor costs and supplier quotations.
A separate furniture-moving service, unresolved stain treatment or another mobilization changes the cost. The washing estimate template can organize price rows, but its sample scope must be replaced with this deck's actual requirements.
6. Define what is included in the handoff
- Identify the 680-square-foot example surface and its finish.
- List coping, steps, repairs and pool-interior work as included or excluded.
- Record the selected method and any agreed sample result.
- Assign furniture, pool-use and equipment coordination.
- Confirm the wastewater arrangement for this site.
- State who checks completion and confirms when the area can reopen.
Do not promise a universal reopening time. Follow the actual treatment requirements and the site's operational plan. A cleaning handoff also does not certify pool-water quality or establish a slip-resistance rating. Use the estimate checklist to make the scope, price and next step easy for the owner to review.
Questions specific to pool deck cleaning
Can I use the pool's square footage to price the deck?
No. Measure the walking surface. Here, the excluded pool-and-coping footprint is 288 square feet, measured to the coping's outer edge. The included deck is 680 square feet. The waterline alone would not capture the excluded coping.
Is textured pool decking always the same material?
No. Identify the installed surface and any later coating before choosing a treatment. A manufacturer's care sheet only supports the materials it actually names.
Should furniture moving and pool maintenance be included?
Make separate decisions. Moving furniture may be part of the cleaning visit, but maintaining pool equipment or checking water condition needs the appropriate provider. State who does each task so a deck-cleaning price does not imply an unquoted pool-service package.
